Buyers

Buying property in Mallorca.

A clear-eyed guide to the process — and how we walk alongside you from first viewing to notary.

  1. 01

    NIE number

Your Spanish tax identification — required to buy, open accounts and sign at the notary.

  2. 02

    Reservation

A signed reservation agreement and small deposit takes the property off the market while due diligence begins.

  3. 03

    Arras contract

The private purchase agreement with a 10% deposit, committing both parties to the sale.

  4. 04

    Due diligence

Legal, urban planning and structural review by an independent Mallorca lawyer.

  5. 05

    Notary

Final signing of the public deed (escritura) and registration of ownership.

  6. 06

    Taxes and fees

Typically 10–13% of the purchase price including transfer tax, notary, registry and legal fees.

  7. 07

    Financing

We introduce trusted brokers for Spanish and international mortgages where useful.

  8. 08

    Off-market access

Through long-standing relationships, we present opportunities that never reach the public market.
